1 — SHORT DESCRIPTION:
Plumeria Home includes Plumeria Bungalow and Khilek Pavilion, the latter a wooden stilt house: 2 bedrooms (the bungalow 1 bedroom with aircon and 1 en-suite bathroom and 1 toilet room, the stilt house 1 bedroom with ceiling fan and ½ bathroom), standard occupation 1–2 people, max. 4 people, interior 947 ft² (88 m²), furnished, WiFi, private garden, plus community garden with a large natural swimming pond.

2 — DETAILS:
2.1 — SITE: Within the Baan Sammi property, Plumeria Home is located on the elevated ground between the private driveway in the south and the large natural swimming pond in the north. On the map below, Plumeria Home is highlighted in deep red, with the private garden area in pea green. The living areas of both buildings, the bungalow and the pavilion are oriented to the north and east. From the bungalow, there is access to the private garden, and there are views of the private garden from every window. From the pavilion, the entire length of the large natural pond can be overlooked.

2.2 — SIZE OF PRIVATE LIVING AREA: The interior area of the bungalow and pavilion is 947 ft² (88 m²), plus a private garden area of approximately 480 yd² (400 m²).
2.2.1 — Bungalow 624 ft² (58 m²): Living room 19.7 ft × 11.5 ft = 227 ft² (6 m × 3.5 m = 21 m²); bedroom 19.7 ft × 11.5 ft = 227 ft² (6 m × 3.5 m = 21 m²); plus 2 bathrooms and 1 laundry hut; see floor plan.
2.2.2 — Pavilion 323 ft² (30 m²): Living room 15.4 ft × 10.5 ft = 162 ft² (4.7 m × 3.2 m = 15 m²); bedroom 15.4 ft × 10.8 ft = 166 ft² (4.7 m × 3.3 m = 15.5 m²).
2.2.3 — Private garden ca. 480 yd² (400 m²): Includes seating area under the pavilion (roofed, not screened) 323 ft² (30 m²), and terrace, patio and staircase dock ca. 430 ft² (40 m²).
2.3 — CAPACITY: Designed for a single person or a couple (standard occupancy), conveniently suitable for up to 4 people (maximum occupancy).

2.4 — BUILDINGS: A unit, consisting of a detached bungalow (Plumeria Bungalow) and a separate but nearby wooden pavilion or stilt house (Khilek Pavilion), built 2006–2007. The concrete base of both the bungalow and pavilion has a higher level by one step (approx. 10 in or 25 cm) than the normal level of the adjacent path and garden. The walls of the bungalow are made of bricks and concrete blocks; the bedroom (air-conditioned) is with cavity double walls for superior heat insulation. The bungalow floors are made of tiles and the bathroom floor is made of concrete with a non-slip surface (resin-bonded fine gravel surface). The roofs of the bungalow and pavilion are insulated against heat with a thermal insulation film, and the attics have openings at the top for air circulation. Windows, doors, and other openings are protected by mosquito screens. On the back of the bungalow, there is a small attached building with a water tank, an inverter water pump, and some storage space.

2.5 — ROOMS IN THE BUNGALOW: The bungalow comprises a bedroom, an en-suite bathroom, a toilet room, a tiny laundry room, and a living and dining room with an integrated kitchen.
• Bedroom: with a wall-mounted Mitsubishi split-type air-conditioner, plus a ceiling fan.
• En-suite bathroom: with hot shower (electric), hand wash basin, and Thai-type toilet.
• Toilet room: with a western-type toilet and hand wash basin.
• Laundry room: with automatic washing machine (top loader); from this room you can access the attic.
• Living and dining room: with ceiling fan.
• Kitchen: with an electric double hotplate, extractor hood, 2-door refrigerator (inverter fridge/freezer combination) 60 × 179 × 66 cm (24 × 70 × 26 in), sink, pantry and utility closet.
2.6 — ROOMS AND OTHER SPACES IN THE PAVILION: The pavilion comprises upstairs a bedroom and a living room (both protected by mosquito screens), and downstairs an open-spaced seating area.

2.6 — ROOMS AND OTHER SPACES IN THE PAVILION: The pavilion comprises upstairs a bedroom and a living room (both protected by mosquito screens), and downstairs an open-spaced seating area.
• Bedroom: with a ceiling fan, hand wash basin, and urinal.
• Living room: with a ceiling fan, a kitchenette with a refrigerator 45 × 50 × 48 cm (18 × 20 × 19 in).
• Seating area: with a ceiling fan.

• Bedroom: The main furniture is a queen-size bed with a mattress (5 × 6.5 ft = 152 × 200 cm). There is a 4-door built-in wardrobe, and a built-in room safe (interior sizes 25 × 34 × 15.5 cm = 9.8 × 13.4 × 6.1 in, plus a drawer 23.5 × 33.5 × 5.5 cm = 9.3 × 13.2 × 2.2 in).
• Living and dining room: a dining table with chairs for 4 people, and easy chairs. Either this room or the bedroom can be equipped upon request with a laptop-friendly workspace (with WiFi or LAN).

• Bedroom: The main furniture is two single beds with mattresses (3.5 × 6.5 ft = 108 × 200 cm).
• Living room: a table and easy chairs. This room can be equipped upon request with a laptop-friendly workspace (as an alternative to similar equipment in the bungalow).
• Seating area: Outdoor table and chairs.
2.9 — PRIVATE GARDEN: In the above map, the privately used garden area is shown in pea green color. This private garden area extends between the bungalow and the pavilion and farther to the pathway along the bank of the large natural pond in the north, and to the pathway in the east. The garden has sunny and shady areas for recreation, a shady seating area under the pavilion, and it is terraced toward the large natural pond. Dominant plants are native single-stem Phoenix palms, bushy Rhapis excelsa palms, and fragrant plumerias, and the groundcover plants are abundant ferns and irises. From the terrace, you can enjoy lovely views over the large natural pond and the community garden, as well as from the windows of the pavilion. From all the windows of the bungalow, you can overlook the private garden area. There are some planter beds within the private garden where the tenant can grow herbal plants to be used in the kitchen. Access to the large natural pond for swimming and boating is via a concrete staircase dock that runs axially symmetrically to the pavilion. The private garden is visually limited against community areas by the plants growing along the side of the community pathways, and this demarcation can be recognized and respected by every tenant and visitor. By placing additional potted plants next to the entrances to the private garden area, you can even enhance the recognizability of the private area.

The garden can be used by tenants and guests for relaxation and is accessible via walkways and a driveway. It includes a large natural swimming pond, several smaller ponds and ditches with some bridges, and a hexagonal gazebo between two small ponds. Tall trees and bamboo provide many shady areas. You can also find wild edible herbaceous plants in the garden, and fruit trees, among them mango, papaya, lemon tree, pomelo, star fruit, sapodilla, mulberry, and climbers like passion fruit (maracujá). Delicious fresh bamboo shoots can be harvested several months a year. The large pond is 300 ft (90 m) long and 23 ft (7 m) deep and can be used for swimming (not bathing), boating, and occasional fishing. There are also several planter beds where tenants can grow their vegetables and herbs.

2.12a — HOUSE INFRASTRUCTURE: INTERNET: Enjoy complimentary and unlimited 3BB Wi-Fi Internet access for the entire Baan Sammi community, available throughout the property. Within the Plumeria Home area are 3 access points for 2.4 or 5 GHz frequencies, resulting in a fast Internet with a (measured) maximum download and upload speed of 230 and 240 Mb/s, respectively. 2.13 — HOUSE FACILITIES:
• For this house, the standard or basic household appliances and equipment that are present or will be made available, and at no extra cost, are the following: electric hot plate (usually a double hot plate), microwave, refrigerator, hot water kettle, cooking pots, pan, plates, cups, bowls, cutlery, drinking glasses, and a fan.
• Other appliances and equipment are optionally available and are usually provided at no extra cost, but their availability is subject to prior negotiations and must be mutually agreed upon: teapot, coffee pot, coffee machine, toaster, rice cooker, electric grill, countertop blender, immersion blender, and similar special kitchen utensils; iron and ironing board, clothes horse, hair dryer.
• Bedlinen, blankets, pillows, pillowcases, and towels are permanently available to short-term tenants (1–3 months). For long-term tenants (more than three months), however, a special agreement is required.
2.14 — HOUSE SERVICES EXTERNALLY OFFERED (OPTIONAL): Upon request, Khun Sam will assist you in ordering the following services.
• Delivery services for groceries and beverages by department stores e.g., Lotus's, BigC, Tops, Rimping, Makro are available online and daily.
• Delivery services for ready meals (Thai, Western) from numerous restaurants, carried out by FoodPanda, GrabFood, and MealsOnWheels4U and available online 7 days per week. Miw's Home Cooking offers a delivery service for its deep-frozen Thai ready meals.
• Delivery services for drinking water in bottles and tanks by water supply companies.
• Room cleaning and housekeeping services by maids from nearby villages.
• Cleaning and maintenance of the private garden area by a gardener.

5 — LOCATION: 10 mi (15 km) northeast of the city of Chiang Mai, or 11 mi (18 km) to the Tha Phae Gate, or 4 mi (7 km) to the Doi Saket district center, in the non-touristy countryside, between two villages, Ban Pa Tio and Ban Pa Yang Poi, within a fenced, quiet and secure 1.7 acres (7,000 m², or 4 rai) private property with park-like natural garden and a few houses.

5.3 - STREET VIEW: The property of Baan Sammi is partially bordered by a road with little traffic connecting two villages: Ban Pa Tio to the north and Ban Pa Yang Poi to the south. There are two entrance gates on this road. Google's street view actually shows these two gates, easily recognizable as they are part of the distinctive wooden fence: → street view of the main entrance gate (Gate 1) of Baan Sammi and → street view of the second entrance gate.

6 — TRANSPORTATION: Public transportation is accessible from the street adjacent to the property of Baan Sammi; the fare to Chiang Mai is 60 Baht/person (Sep. 2022). An app-based car-sharing and motorbike-sharing service to and from Baan Sammi is offered by Grab; the booking is easy and the prices are lower than taxi fees. Private transportation with a rented car, motorbike, scooter, or bicycle can be arranged; details on companies that rent vehicles can be provided.

Distance to the Super Highway (#11, intersection 'San Dek'): 14.4 km or 9.0 mi, or 24 min by car. Distance to the Tha Phae Gate of the old city: 18.4 km or 11.5 mi, or 40 min by car. Public transportation (saleng, song-thaeo, bus) is cheap but time-consuming. The first choice among semi-public transportation is Bolt service; the second choice is Grab service. The interior of any of the houses can only be inspected if there are no tenants living in the house. You are kindly requested to give at least a 1-day prior notice of your visit (written online message, but no SMS and no call).
8 — SUITABILITY OF PLUMERIA HOME: This home is best suited for a single person, a couple, or a small family who like nature and an inspiring tranquil environment e.g., the elderly, retirees, writers, artists, digital nomads, or people on long-stay vacation, and sabbatical leave, for employees working in the east, northeast, or southeast of Chiang Mai, or merely as a retreat on weekends for people working and living in the city.
8.1 — PETS: Baan Sammi property is pet-friendly. 1 male dog and currently approximately 5 cats (4 female, 1 male) live on the property outdoors. However, our dog does not allow any other dogs in its territory, whether male or female, large or small. Therefore and unfortunately, guests with their own dogs cannot be accommodated. Guests with their own cats are advised to find out, prior to their rental commitment, if their cats get along with the existing pets.
8.2 — CHILDREN: The entire Baan Sammi property is generally not suitable for children below the age of 12 years.
8.3 — ELDERLY: There is only one step between the exterior and interior of the bungalow. There is an external staircase to the pavilion (stilt-house) with a one-sided railing, which may not be suitable for the elderly with walking disabilities, especially during the rainy season.

9 — OTHER INFORMATION: Plumeria Home is currently furnished. An empty or a partly furnished Plumeria Home can be made available on request but with a 3-year rental commitment only. Removal of furniture has no effect on the rental rate. Generally, a single or a few minor and small pieces of furniture can be removed or replaced with other furniture independent of the length of the tenant's rental commitment, and usually at no extra cost.
